On May 26, the FIABCI Central Asia regional conference on the design, construction and management of real estate objects was held in Tashkent. The speakers talked about trends and strategies of what and how to build, as well as shared real cases of project management and technologies in the field of commercial and residential real estate. The official partner was the development company NRG.
71% of the participants registered for the conference represent companies of Uzbekistan based in Tashkent, 19% – Kazakhstan (Almaty, Astana, Shymkent, Taraz, Turkestan), 10% – Russia (Moscow and St. Petersburg).
More than 10% of participants are founders and co–founders of development companies, 15% are managing partners and directors of organizations, more than 20% are representatives of top management.
Session 1. Trends and strategies. What to build? How to build?
IBC Real Estate was presented by Ksenia Kolyadina, Head of the Strategic Consulting Department, who spoke about the lessons and chips of big development. The organization is a leader in the market of professional services in the field of real estate. The company has been operating in Russia and CIS countries for more than 25 years, until 2022 it provided services to its customers under the JLL brand.
For four years of work in the construction market of Tashkent, the development company NRG in the central part of the city has implemented and built two large residential complexes consisting of several queues, as well as launched the start of sales and construction of six more new ones, said Development Director Serikzhan Sarsenbek, who spoke at the conference about the transformation of the urban environment. “According to the strategy of 2023, the company’s portfolio will include 15 residential complexes of different classes, of which two will be presented in the Fergana Valley,” he added.
Vadim Pavlov, Product Director of Golden House, told about how to choose a bureau and build partnerships between a developer and architects. “We are one of the leading developers in Uzbekistan, having a 40% share in Tashkent. We have implemented more than 40 projects, the land bank is more than 166 hectares. The portfolio of projects includes residential, office, retail real estate, as well as food markets, hotels, parks, schools and kindergartens,” the speaker said.
Bahrom Khodjaev, a national consultant on urban planning at the Ministry of Construction of Uzbekistan within the framework of the World Bank project, spoke about the reform of the urban planning system in Uzbekistan.
Nizomiddin Pardaev, a public relations specialist at GUK “Business City”, presented the investment projects of the Tashkent city khokimiyat – Daryo Bo’yi, Yunusobod Business City and Yangihayot Texnopark. For example, the first project will be located on the banks of the Chirchik River and will offer for sale 306 hectares in four sectors. It is proposed to place shopping centers, logistics enterprises, restaurants and cafes, light industry enterprises on the exposed sites.
Evgeny Teslya, CEO of EST Group, spoke about the advantages of eco-development. The company offers services in the field of improving energy efficiency and environmental friendliness of buildings and currently has more than 80 completed objects with a total area of more than 6 million square meters. m.
Session 2. Cases. Projects and technologies: from concept to management and service at the facility
Chief Engineer of the division of NRG Aidar Orazkhanov spoke about Value Engineering – cost design.
The first C-Space coworking was opened in 2018 and created conditions for the business community, a comfortable working environment and an ergonomic space, said Dilmurod Khodiev, founder and CEO of the C-Space coworking network, who told at the conference how to build a management company. According to the expert, in five years of work in Uzbekistan, the coworking network has passed the mark of 10 thousand square meters, has more than 50 companies, 500 residents and 5 countries of international coworking partners among the residents.
Marketing Director of Tashkent City Mall / Hyper Partners Ilya Lyapustin presented at the conference the project of the shopping and entertainment center Tashkent City Mall, which is planned to open in the capital of Uzbekistan in August 2023.
“The total area of the mall is 245,000 square meters, the net rental area will be 100,000 sq. m. More than 300 tenants will be accommodated on three floors of the mall – shops and boutiques of international and local brands, catering and entertainment enterprises,” the speaker shared. – 4500 sq. m. of space has been allocated for entertainment, a cinema will occupy 5800 sq. m., cafes and restaurants – 15,100 sq. m., a fitness club – 3300 sq. m. of the complex.”
The commercial director of GP Group Majid Zhavarov told about the management of relations with tenants of business centers. The Group of Companies traces its history back to 2010, contributing to the socio-economic development of the region.
Rafal Yaskula, Managing Partner of DAKO Professional Team, spoke about the role of Smart systems in cleaning facilities. The organization in which he works has been on the market for 17 years and includes more than 3,000 employees, more than 100 facilities and 5,000,000 sq. m. in service.
The result of the regional conference was a successful association of specialists and experts in the field of design, construction and real estate management in Central Asia. Memoranda have been signed with the Tashkent city Khokimiyat and the Association of Developers of Uzbekistan. The event provided participants with a unique opportunity for networking, exchange of opinions and discussion of pressing issues related to innovative approaches in this industry.
